The newest and cheapest homes are the most enticing. Buyers and their agents are out there looking and watching for new listings. - It all starts outside!
Buyers often start their search for a new home by looking up listings online and checking out pictures, or driving through neighborhoods they like and searching out “for sale” signs. First impressions make a difference between setting an appointment to take a look inside, or clicking to the next house or driving on by. It is important to keep up that curb appeal. Maintain your lawn, weed your gardens and flower beds, and rake the leaves. Trim hedges and make sure that walkways aren’t obstructed with overhanging branches. If it is winter, shovel the snow from the walkways. Remove clutter from the yard. Wash steps, doors, and windows for a clear view. You can go the extra mile and scrape and repaint any chipped or peeling paint. The effort put into making your home appealing on the outside will get buyers in the door, which will lead to offers on the table.
- Break out the broom and mop bucket!
Scrub and dust your house. Clean it up and it will pay off.
- Remove clutter.
New construction trends are all about openness. Give your home that feeling by packing up the unnecessary objects and taking them to storage unit. Make sure all walkways are clear. When we use items often, they don’t easily make it back to their proper storage place. Remember to keep personal items in the medicine cabinet, shoes in the closet, food and dishes in the cupboards. You don’t want potential buyers to think that you don’t have enough storage space.
- Kennel your pets during showings.
They may be man’s best friend, but pets can be a deterrent to a potential buyer. It is difficult for an agent to show your home while trying to keep unfamiliar pets under control. Also, your home will be more marketable if your yard is clear from pet waste and any indoor litter boxes, food dishes, or pet toys are kept clean and out of view.
- Eliminate the odors.
You’ve heard that scents become embedded in your memory. After buyers have looked at homes all day and are deciding which to make an offer on, don’t let your home be remembered as the one with the foul smell. Smoke, pet odors, cooking odors, and musty smells need to be aired out and cleaned away. Don’t raise buyer’s suspicions by masking smells with overpowering fragrances. Fresh is best! The scent of baked goods is more often than not sure to be a treat.
- Let there be light!
Wash your windows inside and out to give that clear view and let in the natural sunlight. Replace any burnt out bulbs. Turn on all of the lights when a showing is scheduled.
